Long before General Sam Houston rode into battle on a white horse April 21, 1836 to win Texas’ independence in the Battle of San Jacinto that only lasted 18 minutes – Texans have been romanticizing their relationship with horses.

It is not only the cowboy that rides in Texas.  Sure, there is plenty of cutting horses, barrel racing and rodeo.  You will also find dressage and hunter-jumper events too.  With all this focus on horses, it is no surprise that so many people seek the opportunity to have vast acres of land for their human and equine enjoyment.

Generally a tract of land over 10 acres is considered country property.  As a rule, these larger tracts are not in deed-restricted communities.  A few communities which you will find listed below have both the larger acreage and the investment protection of standardized architectural and land use guidelines.

Prices for leisure ranching tracts can range from less than $10,000 per acre to more than $40,000 per acre according to the proximity to major highways, quality of the soil, susceptibility to flooding, degree of clearing/manicuring of the pasture (remember that most of the land is naturally forested), and any common amenities in those communities with deed-restrictions.  This is one property type that begs you to get someone with experience and knowledge to give you consultation.  Otherwise, you could spend a great deal of money on something that does not serve your purpose.  Not every real estate agent is qualified to serve you.
